SUBJECT: Shower Pan Liner Inspections

Section P2709.2 of the Virginia Residential Code (VRC) requires that built-up shower receptors be lined with either sheet lead, sheet copper, plastic liner complying with ASTM D 4551, hot mopping or sheet-applied load-bearing waterproofed membranes complying with ANSI A118.10. The installed liner is required to be sloped to drain and be waterproof and water tight. The shower receptor is required to have curbing and be equipped with a water tight flanged drain.
Section 113.3 of the VRC does not require a water test or inspection for shower pan liners and thus such tests or inspections are not required. Shower pan liners that leak after installation would violate Section P2709 of the VRC and are required to be repaired to comply with the code. Any such leaks that are not promptly resolved by the responsible party(ies) are subject to enforcement action in accordance with Section 115 of the VRC.
