The Henrico Planning Department is primarily responsible for land use regulations in the County. Planning staff can assist you with questions about new and existing development, from rezoning requests to variances.

- The Planning Commission meeting for rezoning and provisional use permits will be held on Thursday, November 14, 2024 at 6:00 p.m.

2045 Comprehensive Plan
The Planning Department has begun to update the county’s current comprehensive plan (2026 Comprehensive Plan, adopted in 2009). This important document will provide the framework for how the county will grow and develop over the next 20 years. We are asking residents and interested stakeholders to become involved in “HenricoNext”, a process to create a cohesive, countywide vision for Henrico in 2045.

Zoning and Subdivision Ordinances
On October 10, 2024, the Planning Commission will hold a public hearing on proposed amendments to the Subdivision Ordinance and Zoning Ordinance. The current ordinances and the proposed amendments are linked below.
